With 5 bdrms, 4 ba & 2 living rooms in the main house & 3 bdrms, 2 ba in the guest house, there's plenty of space for all of your family/friends, a fun bachelor/bachelorette, or wedding weekend! The Everley is a perfect home base for vineyard/brewery hopping, hitting the slopes at Wintergreen or staying in to enjoy the tranquility.
Private non-through road. There are some neighboring homes that can be seen from the property but none are directly adjacent.
The property sits on 32 acres where you and your guests can roam freely! There are 2 fire pits, 3 creeks, and plenty of outdoor space for your use. All spaces are private for guest use only during your stay. Please feel free to use the amenities and exterior spaces. While we encourage you to explore the great outdoors, please be mindful of the fact that you are in a more rural wooded area and use caution as you would on any hike or nature walk. The homeowners are not responsible for any injuries that may be sustained while exploring and we encourage everyone to be as safe as possible!
Parking: Driveway 1 to the right of the main house can fit 3-5 cars (stacked in a line). Driveway 2 by the Guesthouse is much larger and can likely fit 5-7 cars, stacked and another driveway area between the homes could fit another 3 or so cars, stacked.
When you book this listing, you are reserving two homes (main house and guest house) and the entire property as yours!
Please note: We allow up to 2 well-behaved dogs per rental on a case-by-case basis. Please inquire if you have a pet prior to booking. There is a $350 additional per dog pet fee assessed.
Everley Home: Enter the front door to a spacious kitchen and dining area with a dining table for 8-10 and additional bar stools at the counter. We will have an additional folding table in the fitness room that can be set up by the dining table with seating provided (lighter chairs on lower level that can easily be brought up from downstairs for 4-6) so your entire group can comfortably eat together in the space. There is a deck off this area with dining seating and for all the grill aficionados there is a "Big Green Egg" grill and a separate standard 4 burner stainless steel propane grill.
Off of this area you will find 2 bedrooms and 2 full bathrooms- one with a bath tub and another jack-and-jill style that opens to the kitchen or to a room with 2 twin beds.

Bedroom #2:
Two twin beds and a closet. A "bed bridge" will be provided that easily converts the 2 twins into the size of a King.
There is an an en suite bathroom with a stand-up glass enclosed shower. This bathroom is also accessible through another door on the other side near the kitchen.
Bedroom #3:
Spacious Master suite with a King size bed, en suite full bathroom with double vanity and large glass-enclosed shower, walk-in closet with a sliding barn door- perfect for a pack-and-play to be set up as a baby/child "room" and private screened in porch.
Just down the hallway there is a large living room with high ceilings, 70" curved Smart TV, gas stove for cozy additional heating and seating for the whole group. Off of the living room there is a private deck with an outdoor fire table and chairs to take in the peaceful wooded mountain views.
The downstairs rec room has glass doors that close it off downstairs along with a door at the top of the stairs making this an ideal additional sleep space. A bonus nook off the rec area will have a memory foam cot that can be made up for additional sleeping and another twin cots plus 2 twin beds that easily assemble with folding frames are provided that can be placed anywhere in the house and 1 additional cot. To sleep 20, 2 people will need to sleep on cots and 2 on this pop-up twins.
Part of a brand newly renovated area of the house you will find bedrooms #4 and #5 that are located down a hallway on the lower level adjacent to one another. Each room has a Queen bed.
There is a brand new beautiful full bathroom across the hall with a jacuzzi jetted soaking tub, extra large glass-enclosed shower and double vanity. There is also an exercise space with a treadmill, yoga mats, free weights, and an 8 ft folding table that is perfect for all of your favorite drinking games and a full fridge with freezer for additional beverage storage.
There is a laundry room with a washer and dryer also on this level.
There is a fire pit area down to the right of the driveway with wood provided.
Everly Guesthouse:
Walk one minute past the main house and you find yourself on the extra large front deck of the Guest house. This home is great for those with mobility issues that need single-level living and excellent for wedding parties that may want to divide the group up based upon everyone's sleep schedules and needs.
Upon entry you are met with an open concept living room dining and kitchen area. The dining area has a table for 4 and with an additional 2 bar stools to seat 6 guests. The kitchen is fully stocked and has an electric stove and dishwasher. There is a washer and dryer off this space and a large back deck and a fire pit.
To the left of the living room there is a main bedroom (Bedroom #6) with a king bed and an en suite bathroom with a round soaking tub and smaller stand up shower. On the opposite wing of the home there are two bedrooms each with Queen beds (Bedrooms #7 and #8). The two bedrooms share one full bathroom that is located between them.
There is plenty of outdoor space that you and your group are welcome to enjoy including two fire pits, three creeks that create a constant calming sound of running water on the exterior of the property, and some grounds for games.
There are two pack-n-plays and 2 folding high chairs at the property. One pack-n-play comes with a changing table attachment.
Please note: There is an additional $25/per person per night fee for groups over 8 people to help offset the costs of additional wear and tear and supply costs as we do provide all the supplies needed to comfortably live in a home. AirBnB only allows for guests to put in up to 16 people so please let us know if you will have more than 16 (up to 20 allowed) and we will add that into the total. We ask for guests to be honest about this and it can always be adjusted up until your stay if people are added or drop out, so we will be fair both ways! This way you will know the house is fully stocked and set up for your large group.

FYI We have multiple security cameras on the exterior of the property, as is customary with large rural vacation rental homes.

Ladybug and Stink Bug Clause: Yes, you are reading it right! If you're native to this general area then you are probably already aware but over the past few years the rural (and now urban) areas in and around Charlottesville have dealt with many ladybugs and some stinkbugs occasionally coming into homes. We are going to be testing out some non toxic solutions to help discourage them from entering the house, but they find any crack to come through and tend to hang out in windows and sunny areas. Because of this, we will keep drapes closed between guests and we will do our best to sweep as many up prior to arrival but do not be surprised if you arrive to some alive and dead ones in and around the windows, especially during transitional months. We do not want this to be perceived as a cleanliness issue as the home will be thoroughly cleaned by our amazing team between each stay!
