The Space:

The first cabin boasts a kitchenette, a cozy living area, a ping pong table, washer/dryer, and two bedrooms. The master bedroom features a king-size bed, while the second bedroom offers two queen beds.
The second cabin is appointed with a luxurious king bed, a spacious seating area overlooking the lake with a fireplace, washer/dryer, and a full kitchen equipped for family meals.
The third cabin features a large screened in porch, kitchenette, a generously-sized dining and seating area with a fireplace, and two bedrooms—one with a queen bed and the other with a twin bed.

Guests will have access to the entire property and boat dock. Guests will not be permitted to utilize the owner's boat, garage, and a couple locked closets.

A car is a must around Lake Travis. There is no boat ramp on property. Please reserve a time at one of the nearby boat ramps. Mansfield Dam Boat Ramp - Please check availability online.
Please note this is a rural property out in the Texas Hill Country. It's common in rural areas to encounter wildlife that can include birds, reptiles, deer, or other local fauna. Rural areas may have limited or different services compared to urban settings, such as cell phone service and delivery services. We recommend enabling ‘wifi calling’ on your device.

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!

- Primary guest must be at least 25 years old and present for the entirety of the stay.
- Fireworks are not allowed.
- There are no shooting firearms or weaponry on the property.
- No parties or unauthorized events.
- Please adhere to the designated check-in and check-out times provided in your arrival instructions to ensure a smooth transition between guests.
- Early check-in and late check-out are subject to availability and with an associated fee
- There is a fire pit onsite. We kindly ask guests to bring their own supplies, extinguish any flames after each use and adhere to any county burn ban in effect.
- No Lifeguard on duty. Swim at your own risk (Lake Travis). Always supervise children.
- Utilize the boat dock, dock swing, and dock elevator at your own risk.
- Please do not utilize the dock or elevator during unsafe weather conditions.
- Limit of 2 people at a time on the dock elevator. Please do not jump on the elevator.
- For your safety please ensure the dock elevator gate/entry way is closed and lock before use.
- Guests are not permitted to use the garage and 3 locked closets.
- Do not leave children unattended on the viewing deck, boat dock, dock elevator, or in the water.
- Please keep the gates locked at all times for safety. We will give you the combinations with your arrival instructions.
- The viewing deck by the firepit is off-limits to children and must remain locked at all times. Please use it at your own risk.
- The path from the viewing deck to the boat dock is closed and off-limits for all guests.
- Please note life jackets are not provided. We encourage guests to bring their own. It's Texas state law on recreational vessels under 26ft. in length when underway (including drifting or not at anchor), all children under 13 years old must wear a U.S. Coast Guard-approved life jacket. Adults must have a properly fitting life jacket that is easily accessible.
- If any furniture is moved during your stay, please place it back in it's original area.
- There are a lot of antiques on property. Please enjoy them but understand these items are precious to us. If items are damaged, the guest will be liable for these damages.
- This property is an original build from the 1800s. Please be cautious with the plumbing and only flush toilet tissue. Please do not put food or grease down the kitchen sink.

- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
