With Balboa Park to the right, and the beach and pier beyond, a very unique view and environment is created where you can enjoy the coastline, ocean, surf and sand, Balboa Pier, and views to Catalina Island – all at the same time. Close to the world famous surf spot - The Wedge - it is only 1 block to the Balboa Island and the Balboa Fun Zone.


The balcony, with sliding glass doors, makes indoor/outdoor living a breeze. Watching the ever-changing colors of the sunset and the emerging twinkling evening lights from here will make it feel even more magical.


You can also easily walk to a great array of local restaurants, amenities, the Balboa Pier, Balboa Peninsula Park, and The Fun Zone from this pristine 3-bedroom, 2-bath, 1336 sq. ft. beach/boardwalk 2nd floor home


The spacious, sunlit great room greets you with a wonderful seating cluster, a ceiling fan for your comfort, and sweeping beach and ocean views. A large flat screen TV might hold your attention for a bit, but soon you will find yourself gazing outside again.


A 6-seat dining table opens to a kitchen bar with 2-3 high top chairs so everyone can easily eat together inside. The kitchen has everything you need to satisfy your culinary desires. Just add the food and the camaraderie and enjoy this great room space where everyone can feast and relax.


The king master bedroom has a full ensuite bath, a flat screen TV, and a ceiling fan to keep you comfortable. When it is quiet you can hear the sounds of the sea.


The 2nd and 3rd bedrooms – one with a King bed and one with a Queen bed – offer similar comfort with a ceiling fan and a flat screen TV. These two bedrooms share a hallway bath. And of course all bed and bathrooms are furnished with an ample supply of premiere linens to ensure your every comfort.


This home comfortably sleeps 8 in beds, as there is also a queen sofa bed in the living room. An air mattress is available for rent for a maximum of 10 guests in this home.


Additional amenities include a washer and dryer for your convenience, WIFI and cable, and 1 garage parking space. There is very, very limited additional parking here.


There are lots of fun things to do in Newport Beach with attractions focused on families, couples, or trips of solitude. Outdoor enthusiasts will love miles of hiking and cycling trails, surfing, and sailing.

Pro’s The second floor stay was nice with beach view. Great location near Balboa island and Fun zone and ocean rental activities. Cons Refrigerator/freezer is broken minimal toilet paper and paper towels for a party of 7. No hot water in kitchen no dish washing soap Blinds in bedroom are broken. So light at night came into room. And most importantly it was hot and humid and air conditioning did not work.

I would stay here again but there are some things you should know.
I would stay here again but there are some things you should know. We stayed here for a week and really enjoyed the rental. Here is what you should know…rental was clean the kitchen has everything you need. BBQ worked great and was a good option for dinner one night. I found the beds very comfortable. The garage was a great option if you only have one car. I felt secure closing the garage door. Washer and dryer worked great. The view from the balcony was great and we sat out there often to people watch. A few others things…we did find a bad stain on our sheets which was out of character for how the rest of the rental looked. Window coverings need an upgrade. In one room a slat was missing giving a clear view to anyone that happened by. Lots of ambient light coming through at night which I disliked. Also, the walls are very thin between rooms and units. Unit A was occupied by at least eight teenage boys and we could hear every word and they were loud. To their credit things got quiet at 10pm. As mentioned in other reviews the stairs are challenging even to manage. If you are not steady I would recommend a unit on the first floor. A few things about the area. The waves at the beach closest to the unit are not swimable. Waves come up quickly and crash immediately. Waves further north near Newport pier are better for recreation. Lots of great stores and food places around. Take the ferry over to Balboa island and see the shops and get a frozen banana, it’s walkable.

Beautiful view, but stinky trash with bugs were there to greet us
When arrived there was trash that hadn’t been taken out for a while and there were flies and ants all over the kitchen. The trash smelled very bad we had to buy bug spray to get rid of the bugs. Beautiful view/location, but they need to manage the property a little bit better. I also left a couple items there called several times about it. They charged me for shipping but never shipped my items. I am in the process of trying to get my money back right now. So overall not a super great experience.

Great Location
This condo is in a great location and was perfect for our stay. Everything was clean and it was stocked well. The outside lock pad was a little tricky and the parking space was very tight, but overall everything was great. Property manager was very responsive via email as we experienced a leak in the roof during our visit. The leak wasn't fixed during the time we were there, but I assume that it was handled once we checked out. We would definitely stay here again.

Great location Unit has a ton of ants don’t leave you doughnuts out more than 20 min. Neighbors were terrible barking dog and loud party however we called and they were told to keep it down stayed here twice now and will return overall great location and clean.

Beautiful location
Perfect location loved view. Kitchen and Room were nice. Grass area out front perfect for picnics , dogs and sports.. Negitives for us- our dogs and grandma had tough time with the stairs . Next time lower unit.. and 7 days 5 people the unit had only limited toilet paper ,2 paper towels and only 3to 4 trash bags. We had Togo buy more. Otherwise great time

This Beach house was perfect for our teens and younger children! You get the pleasure of being on the beach and walking distance to the Fun Zone! Kids loved it and as Parents we loved we could see the kids at the beach and could walk to the fun zone! Second time staying at this location. Property Management Co. had great communication!

Overall great experience few issues though. Beds in both master and second queen bedroom do not have enough support you tend to gravitate to low spot in the middle. Also not all extra bedding And pillows in closets Were clean some had dog hair on them. Also sheets on roll away couch did not look like they had been cleaned.

Front row seat to an excellent beach
Great property overall. Good location. I did appreciate that it was an upstairs location. The A/C heater worked very well. Comfortable beds. For a seven night stay, I could have used extra towels. The rug in the living room needs replacement. These are minor suggestions for an otherwise very good stay overall. I would definitely book that appartment again in the future.

Beautiful location.. needs a good cleaning
This home is beautiful! The location was perfect. However, it needs a good cleaning! When we there I noticed the kitchen cabinets and stove had food from previous guests, sheets looked dirty and dingy (also did not fit the bed.. no fitted sheet just laid over the bed which was odd to me.. mattress protector was disgusting) .. wAlls and baseboards were filthy.. and the beams were extremely dusty. I will say they did send someone out to change bedding and wipe down the bathrooms and my room really good since they knew I was there for surgery but i feel like since I had to pay a decent cleaning fee and couldn’t check in early because it was being cleaned that I expected it to be spotless. If they got better cleaning people and bedding this house would be perfect. But if they can’t hire better cleaners then it’s definitely not worth it. Again, we LOVED the home itself and location but I also expect a clean environment!

The Peninsula area was great, a nice area to be in and the apartment had all the amenities already there for us. Lots of towels, all kitchen amenities, beach chairs. It made the stay super easy on us.

Can’t beat the view and location for this price. Rooms were clean and comfy. Beds a little hard, but overall perfect. Couldn’t have been better for what we needed. Could use cable or some TV options other than Netflix in the bedrooms.
