Right in the heart of the Balboa Peninsula, this beautifully remodeled 6 BR/4BA three level home is located between the 9th St Bay Beach and the Open Ocean. Enjoy a family friendly day on the bay kayaking, paddle boarding, swimming, or walk across to enjoy the Surf.

From our property you can safely walk or ride bikes anywhere on the peninsula. Conveniently located between the Balboa & Newport Piers you will never be more than 5-10 minutes from shops 30+ restaurants & bars, Balboa Fun Zone etc

Our home is located on the ground floor and includes EVERYTHING YOU NEED to enjoy your family vacation at the beach. Our home has a fully equipped kitchen (pots, pans, dishes, silverware etc), fireplace, Smart TVs (3), dining room table, Patio & Propane BBQ, Washer/Dryer, and Garage Parking (1), (4) Bikes/Boogie Boards, and much more!

Our home is located on the 2nd & 3rd levels and includes EVERYTHING YOU NEED to enjoy your family vacation at the beach. Our home has a fully equipped kitchen (pots, pans, dishes, silverware etc), (3) Smart TVs, (3) Patios/outdoor decks, Outdoor Dining Table, Propane BBQ, Washer/Dryer, Garage Parking, and much more!

Bedroom 1 - (1) King Bed w/ En-Suite, Oversized Tub, Smart TV, and Patio. This space is truly a Master Suite located by itself on the 3rd level allowing for a private get away from the rest of the family.
Bedroom 2 - (1) Queen (1) Bunkbed (2 singles) with a private deck. **
Bedroom 3 - (1) Queen + Smart TV**
** Bedrooms 2 & 3 share the Hallway Bath on the mail level/2nd floor.


HOME LOCATION:

This property is located in Balboa between 9th & 10th St. Perfectly situated between Newport and Balboa Piers. You can walk or ride our bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.

For those of you with kids, The nearby Bay beach is perfect for families. Marina Park is just a few blocks away with a giant Grass area to hang out at making this home an ideal location for families.

IMPORTANT HOME NOTES:

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Must be 30+ Years Old to Rent
- This is a Duplex Property, you will be renting both units/the entire home.
- Unit A Ground Level, No Stairs.
- Unit B is the 2nd & 3rd level with (2) sets of Stairs.
- Washer and Dryer are located in the Garage.
- (2) Garage Parking Spots are Provided
-Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- Noise from other units, neighboring homes, and beach goers should be expected.
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

Misleading discription and not worth the money
Our family was disappointed to say the least. When we checked in , the blinds were broken in the master bedroom and garage door didn’t work. We called management and were told they couldn’t address it until the following day. We didn’t have enough towels, the unit was run down, the kitchen was poorly stocked,the place was not clean and very outdated and there was no AC. I could go on, but bottom line is I would not recommend staying there and don’t be fooled by the listing- It’s not upscale at all or worth the price we paid ! There was also dog poop on the patio when we checked in and the grille didn’t work!

Plenty of room
Weren’t the entire duplex for our large group. We had plenty of space and everything was clean and tidy. We especially appreciated the chairs, umbrellas, toys, etc which meant we didn’t need to haul all that with us. Communication was great. We will stay here again

Steps to beaches, well appointed, lots of road noise
Beautiful property, very comfortable beds, and everything we needed! Lots of great beach items in the garage. Would recommend bringing extra kitchen towels and extra wash cloths- you’re provided two wash cloths per bathroom, but the capacity of the units is higher and two kitchen towels which isn’t much if you’re cooking often or feeding a family. Super great access to the bay or the beach side and very close to many places! Great location. We loved our stay, but biggest downside is that it faces Balboa Ave, and there’s no AC, so to keep the spaces comfortable the doors or windows are open, which makes for lots of road noise.

Great House in Balboa
In town for a kids soccer tournament and the house (top and bottom) really is perfect. Right by the beach and close to everything and great setup throughout. Management was super easy to work with and will definitely be back!

The property was great. There were 14 of us altogether and the property accommodated all of us easily. The location was great and it was easy access to the beach and peninsula sides. Also a short walk to shops, restaurants and the Italian deli was amazing and had a great selection of groceries to pick up odds and ends. 5/5 vacation spot for our family get together.

Great home across the street from main beach
This house was a great size for an extended family trip. The house was clean, well-stocked, and in a good location. You do have to cross a major street to get to the beach, so keep that in mind. My only complaints were that the hot water could be unreliable, especially in the upstairs master shower, and there were no locks on the bathroom or bedroom doors. Also the upstairs master has a missing bedroom door, so you can only close the stairs door at the bottom of the stairs, which also doesn’t lock. Overall, a great property and I highly recommend it!

Let's start with the positives: Great location! Bay is just one row behind the house. Bay is great for the little ones and so close. Beach is just across Balboa Blvd. Balboa Blvd. is busy, but there are tons of crosswalks so that wasn't a problem. Beach and bay are so beautiful, clean and family friendly. We walked to the pier on Bay Ave. which cuts over to Edgewater. About a 15-20 minute walk. Beautiful and easy walk to the pier and the ferry to Balboa Island. Pier is typically touristy but rides are fun for the kiddos. House is a duplex which is not connected on the inside. The outside stairs are a bit treacherous for the little ones, but great garage space, and generally, good parking out front if you have more than 2 cars. Bikes are provided as well as beach chairs, some toys and towels. Beach chairs and towels are very shabby, but they work. One umbrella was at the house (we were a group of 13), luckily we brought our own umbrella and tents since the one umbrella was broken. Not nearly enough bath towels, hand towels and no washcloths provided. We called the management company and they brought over more linens and 2 more umbrellas. Unfortunately the umbrellas were very cheap and didn't screw into the sand and we didn't have a hammer or anything to get the umbrella to stay. Only one hand towel provided per bathroom! We had 5 people using one of the bathrooms....ugh! Using the same hand towel is just gross. Also, one dishtowel was provided in each kitchen. More were brought over. In the kitchen in the upstairs unit one of the brackets on the kitchen shelf was missing and the whole shelf fell out and dishes broke all over my head. More dishes were brought and the missing bracket turned out to be on the kitchen counter behind the coffee maker. That should have been taken care of before we checked in. Plenty of fans were provided for each room since there's no air conditioning. Upstairs unit stays really cool and pleasant, downstairs unit is definitely warmer with not as much air flow. All in all the rental was good, a little like a Monet painting....when you first walk in it's great but when you look closer it's a little bit of a mess. For the money it should have been equipped a bit nicer, but we had a great time and I don't think it would stop us from renting again, if only for the location!

Perfect location!
This home is beautiful! It was perfect for our large family, kids and grandkids! (15 people). They provided a high chair and pack and play, which was great. There were beach chairs and sand toys too. Our only disappointment was that the listing included bikes and boogie boards, but there weren’t any there. We would definitely stay there again!

Nice Location
Good Location; generally well kept property. We were overall satisfied with our stay. No issues with any appliances. Easy access to Newport Pier and Balboa pier (1 mile for each). Beds were slightly uncomfortable but a few days is fine. Some of the old furnishings (like fake plants) collect dust and are generally unnecessary.
