BEACHBALL PROPERTIES VACATION RENTAL POLICIES:


RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Family vacation
Check-in and instructions were easy. The gate guard was very friendly and instructive. The pictures for the condo were a little deceiving. They made the property look more updated than it actually is. The condo was clean and stocked with towels. Unfortunately, when we arrived the Master bedroom's bathroom toilet was clogged. We had to contact management to fix it the next morning. They showed up in the late afternoon. He said that the cleaning person flushed soap and it happens all of the time. Other than that, it was great access to the beach and chair/umbrella services was great. We would recommend.

The smell walking in was musty. The place was clean. The view is spectacular. 2 problems. About half the outlets don't work. The lamp in the master bedroom didn't have a bulb. The biggest issue is that sofa bed! The mattress is thin and cannot be slept on. Just awful. My daughter ended up sleeping on the floor. Please replace that "mattress" or at least get the thickest mattress pillow topper you can find. Overall we did have a great time swimming and hanging at the beach. The balcony has a great view and spent meals out there.

Great, except…
We stayed over Memorial Day weekend and the hotel next door had music blasting all weekend. We’re a 40+ yr old set of 4 cousins that get together once a year at a beach location and catch up. We like quiet mornings with coffee and quiet evenings with martinis, this was not the spot for it. Other than that, the condo was fantastic, really, really great. Easiest check- in process I’ve ever experienced. Clean condo, but not enough toilet paper for 4 people over a weekend. Prepare ahead for that, you’re welcome. ☺️

Perfect for girls trip
My two sisters, a friend, and I visited for a girls' beach trip. It was perfect! Plenty of room, a beautiful ocean view, and everything we needed to make our stay comfortable. Check in was easy. There's two types of carts for luggage, groceries, and whatever else you bring. There's also a trash chute so you don't have to carry trash down to a dumpster. The pool was nice but we didn't use it. Check out was easy too. We rented beach equipment from a company suggested by the property management which was nice and a good deal but there's really no good place to store it other than the living room or balcony so keep that in mind. The decor was nice and updated. I've read other reviews that the beds were hard; the primary bed had a new mattress which was very comfortable but the other two were older and got mixed reviews by the other girls. Maybe they will be replaced soon too. Overall a wonderful stay and we already miss it!

Tell condo was beautiful in a great location near to everything. The only complaint we have was the bed was very uncomfortable need better mattress..But everything was awesome.
